Commercial Permits

 

 The following is required before a commercial permit may be issued:

1. Stamped Septic Tank Permit from DHEC or, if sewer, provide tap-on approval form. 

2. E-911 Address.

3. Site Plan must be approved as meeting Land-Use Regulations.

4.Submit 3 sets of plans for review: Allow ten business days for plan re- view.

5. If the project is $5000 or more, the general contractor must be licensed with the state of South Carolina.

6. Plans must be prepared by design professionals (Architects and Engineers), according to the laws of SC. {Unless exempt) Title 40 Ch. 3 & 22.

7. Plans must be in compliance with the 2006 International Building Code Series and the 2005 National Electrical Code.

8. Copy of Contractors license. (SC)

 

SITE PLAN:

*Site Plan must be prepared by design professional unless exempt by the Building Official.

Tax Map Number shall be on site plan.

Flood plain identification per FEMA.

Erosion control information.

Location and distance to fire hydrants and other utilities

Submit two sets. Identify buffer yards (if applicable)

Grading permits (local and state) are required if the disturbed area is one acre or more.

DOT encroachment approval.

 

SUBMITTALS:

 

1. If a sprinkler system is required a fire system specification sheet as submitted to the state Fire Marshall shall be submitted.

2. Approval of sprinkler system by state Fire Marshall’s Office required .

3. Chapter 17 "Special Inspector Sheet of the 2006 IBC may be required.

4. A completed commercial permit application. An application shall be completed for general, plumbing. mechanical, electrical, alarm, and fire sprinkler systems.

5. A CODE ANALYSIS is required. It may be page one of submitted design drawings.

6. This department will not accept plans that are stamped or otherwise noted as "Not for Construction". No plan reviews will be made on such plans.

7. UL numbers and a copy of UL page are required for rated assemblies and should be included. Date of UL design.

8. Other items as deemed necessary.
